CABIN KITS & MODELS

Q: What cabin kits do you offer?

We currently offer six structural cabin kit designs:

SOLID – Box-style cabin kit with integrated front porch

SLANT – Mono-slope cabin kit with black architectural package

SPIRE – Premium modern cabin kit featuring a dramatic single-slope roofline, lofted interior, and contemporary design

STUDIO – Premium modern cabin shell with integrated terrace and mezzanine loft

SYNTRY – Premium gable-roof porch cabin kit with covered front entry

SHELTRIX – Premium A-frame cabin kit with open lofted interior

Q: Are these tiny homes or permanent dwellings?

No. Anderson North cabin kits are sold strictly as panelized structural shell kits intended for off-grid, seasonal, emergency, recreational, or accessory use. Any use as a dwelling or occupied structure is determined solely by the buyer and remains subject to local zoning, permitting, and code enforcement requirements.

Q: What does panelized structural kit mean?

It means your cabin arrives as structural components, pre-cut and labeled for DIY assembly. No on-site construction, installation, or finishing work is provided by Anderson North LLC.

Q: Do the kits come assembled?

No. All kits are delivered flat-packed and unassembled for customer DIY assembly.

Q: Do I need construction experience?

No. Kits are designed for straightforward DIY assembly using basic tools. Many customers complete structural shell assembly within 1–3 weekends depending on experience, crew size, tools, and site conditions.

Q: Do you provide assembly instructions or build documentation?

Yes. Assembly instructions and build documentation are provided after purchase and are specific to your kit. These materials are proprietary and are not released prior to deposit or financing enrollment.

WHAT'S INCLUDED

Q: What is included in every kit?

All Anderson North cabin kits include structural framing lumber, floor framing system, wall sheathing and roof decking, metal roofing panels and trim, ice and water shield underlayment, exterior door or doors per model, black-framed windows per model, exterior trim, structural fasteners and hardware, and assembly plans.

Q: What is NOT included?

Kits do not include wall, floor, or roof insulation, foundation or site work, interior finishes such as flooring, wall coverings, or cabinetry, electrical, plumbing, HVAC, or utilities, on-site labor or installation, or permits, inspections, zoning approvals, or code compliance documentation. Buyers are responsible for all assembly, placement, permits, and upgrades after delivery.

Q: Does Anderson North LLC provide stamped engineering drawings or construction plans?

No. Anderson North LLC does not provide stamped engineering drawings, architectural plans, or code compliance certification. Kit specifications do not constitute a permitted construction package. Buyers are solely responsible for ensuring local code requirements are met before and during assembly.

INSULATION & UTILITIES

Q: Are the cabins insulated?

No. Insulation is not included, allowing buyers to choose the insulation type appropriate for their climate and intended use.

Q: Do the kits include utilities?

No. Cabins are delivered as weather-tight structural shell kits only. Electrical, plumbing, heating, solar, and other systems are not included.

Q: Can I add my own off-grid systems?

Yes. Many customers add solar generators or off-grid power kits, portable or installed heating systems, and composting or dry-flush toilets. All utility additions must comply with local codes.

PERMITS & LEGAL REQUIREMENTS

Q: Do I need a building permit?

Requirements vary by municipality. In many rural areas, structures under 200 square feet do not require permits, but this is not universal. Buyers are fully responsible for verifying zoning and setback compliance, permit requirements, and occupancy rules in their jurisdiction. Anderson North LLC cannot guarantee permit approvals and does not provide code compliance guidance.

Q: Who handles site prep and foundation work?

The customer. This includes leveling, ground prep, and foundation systems such as gravel pads, pavers, deck blocks, or skids.

DELIVERY & SHIPPING

Q: Where do you ship?

Anderson North LLC ships cabin kits nationwide across the United States. All shipments originate from Northern Maine.

Q: How are cabin kits delivered?

Cabin kits are shipped as palletized construction materials using commercial LTL freight carriers including TForce Freight. Each kit ships on four pallets containing dimensional lumber, plywood or OSB sheathing, metal roofing panels, doors and windows, exterior trim, and boxed hardware and fasteners. Kits are not shipped as assembled structures.

Q: How much does shipping cost?

Freight costs are calculated when shipment is scheduled and are billed directly to the customer by the carrier. Estimated ranges are as follows: New England $600–$1,800, Northeast and Mid-Atlantic $900–$2,200, Midwest and Southeast $1,200–$2,800, and Western United States $2,000–$4,500. Actual costs vary depending on location, site accessibility, and freight conditions.

Q: When is shipping scheduled?

Shipping is scheduled after the cabin kit has been paid in full, production has been completed, and the kit is ready for release. Freight charges must also be paid before delivery is scheduled.

Q: How many pallets will arrive?

Each kit ships on four pallets. Pallet 1 contains structural framing lumber. Pallet 2 contains additional lumber and framing components. Pallet 3 contains plywood or OSB sheathing. Pallet 4 contains roofing materials, doors, windows, trim, and hardware. Total shipment weight typically ranges between 3,000 and 4,000 pounds depending on the model.

Q: What is required at the delivery location?

Customers must be prepared to unload palletized materials using a forklift, tractor, skid steer, or manual unloading assistance. Liftgate service may be requested from the carrier at an additional cost. Delivery locations must be accessible to standard freight trucks with adequate road access, stable ground, and sufficient turning space.

Q: Do you offer direct delivery or installation?

No. Anderson North LLC does not provide direct delivery, on-site installation, or construction services. All shipments are handled by third-party freight carriers.

PAYMENTS & ORDERING

Q: What payment options do you offer?

Anderson North LLC offers three payment options:

Option 1 — Pay in Full: Pay the full cabin price at checkout. Once payment has been received and cleared, your cabin kit enters production and is scheduled for delivery upon completion.

Option 2 — Preparation Layaway Program: Reserve your cabin kit by making a non-refundable Production Reservation Payment equal to 25% of the cabin price. The remaining balance may be paid at your own pace within your model's payment window. Production begins only after the full balance has been received and cleared.

Payment windows are:

  • Standard Models (SOLID & SLANT): 6 months

  • Premium Models (STUDIO, SYNTRY & SPIRE): 12 months

  • SHELTRIX: 18 months

Option 3 — Third-Party Bank Financing (Coming Soon): Anderson North LLC is exploring partnerships with third-party lenders for customers who prefer traditional financing. Additional information will be announced when available.

Q: Are payments refundable?

No. Due to the custom, made-to-order nature of every cabin kit, all payments—including Production Reservation Payments, layaway payments, and full purchase payments—are non-refundable. All sales are final unless otherwise required by applicable law.

PREPARATION LAYAWAY PROGRAM

Q: Is this financing?

No. The Anderson North LLC Preparation Layaway Program is not a loan, financing agreement, or extension of credit. It is an interest-free layaway program that allows customers to reserve a cabin kit and make payments over time before production begins.

Q: How does the Preparation Layaway Program work?

A non-refundable Production Reservation Payment equal to 25% of the cabin kit price reserves your cabin. You may then make payments of any amount, at any time, until the remaining balance is paid in full within your model's payment window. Once the full balance has been received and cleared, your cabin kit enters production and is scheduled for delivery upon completion.

Q: Is interest charged?

No. The Preparation Layaway Program is completely interest-free.

Q: Can I pay off my balance early?

Yes. You may pay your remaining balance in full at any time during your payment window without penalty.

Q: Is there a credit check?

No. Anderson North LLC does not use traditional credit checks as part of the Preparation Layaway Program. Participation is reviewed on a case-by-case basis.

Q: What happens if I don't finish paying within my payment window?

If the remaining balance is not paid before the applicable payment window expires, your reservation will expire. All payments made, including the Production Reservation Payment, are non-refundable.

Q: Can I change my cabin model after making my reservation?

Yes. Model change requests must be submitted in writing to andersonnorth.info@gmail.com. A new purchase agreement will be required, and your Production Reservation Payment will be applied toward the new cabin model. Any price difference must be paid before the new agreement becomes effective.

WARRANTY & INSPECTION

Q: Do the kits include a warranty?

Yes. All kits undergo a pre-delivery material inspection before shipment. Customers have 7 business days from delivery to report missing or defective structural components in writing with supporting photos when requested.

Q: What does the warranty cover?

Verified missing or defective kit components addressed through repair or replacement at Anderson North LLC's discretion.

Q: What is not covered?

The warranty does not cover improper storage after delivery, weather exposure after delivery, assembly errors or modifications by the customer or third parties, natural wood characteristics such as knots, grain variation, or checking, or interior finishes, utilities, or site conditions. Claims submitted after the 7-business-day window are not accepted.

POLICIES & RESPONSIBILITIES

Q: Are cabin kit sales refundable?

No. All sales are final due to the custom made-to-order nature of each kit.

Q: Do you offer installation or assembly services?

No. Anderson North LLC does not provide on-site labor or installation services of any kind.

Q: What if something is damaged during delivery?

Contact andersonnorth.info@gmail.com immediately with photos and documentation and Anderson North LLC will work with you to resolve the issue within the 7-business-day warranty window.

Q: What law governs disputes?

Any disputes are governed by the laws of the State of Maine. Anderson North LLC is committed to good-faith communication and fair resolution.
