DELIVERY & SHIPPING

Q: Where do you deliver?

We deliver flat-packed cabin kits throughout:

  • Maine

  • New Hampshire

  • Vermont

  • Massachusetts

  • Connecticut

  • Rhode Island

  • Select areas of Upstate New York

Q: What are your delivery fees?

We offer flat, all-inclusive delivery (fuel, tolls, labor, truck rental—no extra charges):

  • Maine (Local ≤100 miles): $400

  • Maine (Statewide 100–300 miles): $650

  • New Hampshire: $750

  • Vermont: $950

  • Massachusetts: $1,100

  • Connecticut: $1,200

  • Rhode Island: $1,350

  • Upstate New York (select areas): $1,500

Q: When do deliveries take place?

Deliveries run April 15 – November 15, with early-spring deliveries available in late March, weather permitting.

Q: What are the site requirements for delivery?

Your delivery site must have:

  • 14 ft height clearance (tree limbs, wires, etc.)

  • 8 ft width clearance

  • Room for a 6.3 ft × 14 ft utility trailer

  • Level, well-drained ground for offloading

  • A clear route with no steep, soft, or obstructed areas

Anderson North LLC is not responsible for inaccessible or unprepared sites.

Q: Do you ship nationwide?

Not yet. We currently serve New England and select Upstate NY regions, with future expansion planned.

CABIN KITS & MODELS

Q: What cabin kits do you offer?

We currently offer two models in multiple sizes:

SHELTRIX A-Frame (modern 8-ft-wide flat-pack A-frame)
SLANT Mono-Slope (sleek lean-to with a 15° roof pitch)

Both models are available in the following sizes:

  • 8×8 (64 sq ft)

  • 8×10 (80 sq ft)

  • 8×12 (96 sq ft)

  • 8×16 (128 sq ft)

  • 8×20 (160 sq ft)

  • 8×24 (192 sq ft)

All sizes remain under 200 sq ft, which is permit-free in most rural New England towns (buyer must verify locally).

Q: Are the cabins insulated?

Yes. All kits include:

  • Insulated floor, walls, and roof panels

Q: What comes with a cabin kit?

Every kit includes:

  • Pre-cut and labeled framing

  • Pre-cut wall, roof, and floor panels

  • Exterior OSB sheathing

  • Interior sanded plywood

  • Full insulation package

  • Matte-black corrugated metal roofing

  • Door + windows

  • Underlayment, weather tape, and sealants

  • Fasteners, hardware, and brackets

  • Step-by-step assembly manual

Q: Do you have interior photos?

Interior photos and walkthroughs will be added after the full 2026 prototypes are completed. Until then, customers can request measurements or guidance via email.

Q: Are these tiny homes?

No. Anderson North cabins are off-grid micro shelter cabins designed for seasonal, temporary, emergency, and backyard use. They are not classified as permanent dwellings or tiny homes.

Q: Do I need to be a builder?

No. Kits are designed for simple DIY assembly. Most customers complete their cabin in 1–3 weekends with basic tools and 1–2 people.

Q: Can I customize a cabin?

Not yet. Customization will be available once standard production is fully underway.

PERMITS & LEGAL REQUIREMENTS

Q: Do I need a building permit?

In many rural New England towns, portable structures under 200 sq ft do not require a permit. However:

Buyers are fully responsible for checking local zoning, setbacks, land-use rules, and occupancy regulations.

Anderson North LLC cannot guarantee permit approvals and is not liable for enforcement actions.

Q: Who handles site prep and compliance?

Customers are responsible for:

  • Site leveling

  • Gravel/paver base

  • Setback compliance

  • Zoning and permits

  • Any required anchoring

  • Utility hookups (if any)

UTILITIES & OFF-GRID OPTIONS

Q: Do the cabins come with utilities?

No. Cabins are fully enclosed, insulated shells without electrical, plumbing, or heating systems.

Q: Can I add my own power or utilities?

Yes. Customers can add:

  • Solar generators

  • 12V lighting

  • Propane or diesel heaters

  • Small off-grid power kits

Designed for DIY off-grid independence.

Q: Do you offer bathroom options?

Not yet. Micro-bath kits and external bath modules are in development for 2026.

Q: Can I add a toilet or bathroom?

Yes—most customers use:

  • Composting toilets

  • Urine-diverting toilets

  • Dry-flush toilets

Any plumbing or waste system must meet local code requirements.

PAYMENTS & FINANCING

Q: What are the deposit amounts?

Deposits depend on cabin size:

  • 8×8: $6,500 deposit

  • 8×10: $7,438 deposit

  • 8×12: $8,375 deposit

  • 8×16: $10,000 deposit

  • 8×20: $11,625 deposit

  • 8×24: $13,250 deposit

Balance due within 45 days of deposit.

Q: Do you offer financing?

Not in-house. Customers often finance through their bank or credit union.

Q: Are deposits refundable?

No. All deposits are non-refundable once production begins, due to material costs and labor scheduling.

POLICIES & RESPONSIBILITIES

Q: Are cabin kit sales refundable?

No. All sales are final due to custom-built production.

Q: What if something is damaged during delivery?

Q: Do you offer assembly or installation?

No. Kits are delivered unassembled and designed for DIY installation.

Q: Do kits include flooring and roofing?

Yes:

  • Subfloor panels

  • Floor framing

  • Full metal roofing package

Q: Can I order multiple kits?
