Q: What cabin kits do you offer?

We currently offer five structural cabin kit designs:

  • SHELTRIX – A-Frame cabin kit

  • SLANT – Mono-slope (lean-to) cabin kit

  • SOLID – Box-style cabin kit

  • SYNTRY – Porch cabin kit featuring a full covered front porch

  • STACK - Bunkie/Log Cabin

Q: Are these tiny homes or permanent dwellings?

No. Anderson North cabin kits are sold strictly as panelized structural kits (goods) intended for seasonal, temporary, emergency, off-grid, or accessory use. They are not sold as permanent dwellings, tiny homes, or finished residences.

Q: What does “panelized structural kit” mean?

It means your cabin arrives as pre-framed wall panels and structural components, pre-cut and labeled for DIY assembly. No on-site construction, installation, or finishing work is provided.

Q: Do the kits come assembled?

No. All kits are delivered flat-packed and unassembled for customer DIY assembly.

Q: Do I need construction experience?

No. Kits are designed for straightforward DIY assembly using basic tools. Most customers complete structural assembly in 1–3 weekends with 1–2 people.

Q: Do you provide assembly instructions or build videos?

Yes. Detailed assembly instructions, build documentation, and guidance materials are provided after purchase and are specific to your kit. These materials are proprietary and are not released prior to deposit.

WHAT’S INCLUDED

Q: What is included in every kit?

All Anderson North cabin kits include:

  • Pre-framed wall panels with structural sheathing

  • Roof framing components (model-specific)

  • Loft framing (where applicable)

  • Exterior door(s) and window(s)

  • Exterior wood trim

  • Metal roofing panels and required roofing materials

  • Structural fasteners required for assembly

Q: What is NOT included?

Kits do not include:

  • Wall, floor or roof insulation

  • Foundations or site work

  • Interior finishes (flooring, wall coverings, cabinetry, etc.)

  • Electrical, plumbing, HVAC, or utilities

  • On-site labor or installation

  • Permits, inspections, zoning approvals, or code compliance

Buyers are responsible for all assembly, placement, permits, and upgrades after delivery.

INSULATION & UTILITIES

Q: Are the cabins insulated?

No, we are allowing buyers to choose insulation appropriate for their climate and intended use.

Q: Do the kits include utilities?

No. Cabins are delivered as structural shells only. Electrical, plumbing, heating, solar, or other systems are not included.

Q: Can I add my own off-grid systems?

Yes. Many customers add:

  • Solar generators or off-grid power kits

  • Portable or installed heating systems

  • Composting or dry-flush toilets

All utility additions must comply with local codes.

PERMITS & LEGAL REQUIREMENTS

Q: Do I need a building permit?

In many rural towns, portable structures under 200 sq ft do not require permits. However, requirements vary by municipality.

Buyers are fully responsible for:

  • Zoning and setback compliance

  • Permit verification

  • Occupancy rules

Anderson North LLC cannot guarantee permit approvals.

Q: Who handles site prep and foundation work?

The customer. This includes leveling, ground prep, and foundations such as gravel pads, pavers, deck blocks, or skids.

DELIVERY & SHIPPING

Q: Where do you ship?

Anderson North LLC cabin kits ship nationwide across the United States.

All shipments originate from our location in Limestone, Maine.

Because Anderson North LLC is based in northern Maine, shipping costs are typically lower within New England and the Northeast, but customers throughout the United States can arrange freight delivery.

Q: How are cabin kits delivered?

Cabin kits are shipped as palletized construction materials using commercial freight carriers.

Anderson North LLC works with third-party freight providers, including TForce Freight, to transport cabin kits throughout the United States.

Each cabin kit ships on four pallets containing the structural materials required to assemble the cabin shell.

These pallets typically contain:

  • Dimensional lumber

  • Plywood or OSB sheets

  • Metal roofing panels

  • Doors and windows

  • Exterior trim materials

  • Boxed hardware and fasteners

Cabin kits are not shipped as assembled structures and arrive as flat-packed building materials intended for DIY assembly.

Q: How much does shipping cost?

Shipping costs vary depending on distance, delivery location, and site accessibility. Freight costs are calculated when the shipment is scheduled and are paid directly by the customer to the freight carrier. For reference, an example freight estimate from Limestone, Maine to Springfield, Massachusetts is approximately $1,800. Estimated freight ranges typically fall between $500–$1,800 within New England, $900–$2,200 for the Northeast and Mid-Atlantic regions, $1,200–$2,800 for the Midwest and Southeast, and $2,000–$3,800 for the Western United States. Actual shipping costs may vary depending on location and freight conditions.

Q: When is shipping scheduled?

Shipping is scheduled after the cabin kit has been paid in full and the materials have been prepared for pickup.

Once scheduled, the freight carrier will pick up the pallets from the Anderson North LLC location in Limestone, Maine and transport them to the delivery address.

Q: How many pallets will arrive with my cabin kit?

Each Anderson North LLC cabin kit is packaged on four pallets. Typical pallet contents include: Pallet 1 contains structural framing lumber; Pallet 2 contains additional lumber and framing components; Pallet 3 contains plywood or OSB sheathing materials; and Pallet 4 contains roofing materials, doors, windows, trim, and hardware. Total shipment weight typically ranges between 3,000 and 4,000 pounds depending on the cabin model.

Q: What is required at the delivery location?

Customers must be prepared to unload palletized materials upon delivery.

This may require:

  • Forklift

  • Tractor

  • Skid steer

  • Manual unloading assistance

Customers may also request liftgate service from the freight carrier when scheduling delivery if unloading equipment is not available.

Q: What site conditions are required for delivery?

Delivery locations must be accessible to standard freight trucks.

Customers should ensure:

  • Adequate road access for freight trucks

  • Stable ground for unloading pallets

  • Sufficient turning space for delivery vehicles

Remote or restricted access locations may require alternate delivery arrangements.

Q: Do you offer direct delivery or installation?

No.

Anderson North LLC does not provide direct delivery services, on-site installation, or construction services.

All shipments are handled by third-party freight carriers, and customers are responsible for unloading and assembling the cabin kit after delivery.

PAYMENTS & ORDERS

Q: What are the cabin prices?

Q: What payment options do you offer?

We offer two payment options:

  1. Pay in Full – Production is scheduled immediately

  2. 50% Production Deposit – Initiates production and material procurement

Q: Does the 50% deposit start production?

Yes. The 50% deposit authorizes material procurement and production planning. Fabrication may begin after the deposit is received.

Q: When is the remaining balance due?

The remaining balance must be paid within 45 days of the deposit date and prior to delivery. Delivery will not be scheduled until full payment is received.

Q: Are deposits refundable?

No. All deposits are non-refundable due to the custom, made-to-order nature of each kit.

WARRANTY & INSPECTION

Q: Do the kits include a warranty?

Yes. All kits undergo a pre-delivery material inspection before shipment or pickup.

Customers have 7 business days from delivery or pickup to report missing or defective structural components.

Q: What does the warranty cover?

The warranty covers verified issues related to missing or defective kit components. Claims must be submitted in writing with photos when requested.

Q: What is not covered?

The warranty does not cover:

  • Improper storage after delivery

  • Weather exposure after delivery

  • Assembly errors or modifications

  • Natural wood characteristics (knots, grain variation, checking)

  • Interior finishes, utilities, or site conditions

Claims submitted after the 7-business-day window are not accepted.

POLICIES & RESPONSIBILITIES

Q: Are cabin kit sales refundable?

No. All sales are final due to the custom nature of each kit.

Q: Do you offer installation or assembly services?

No. Anderson North LLC does not provide on-site labor or installation.

Q: What if something is damaged during delivery?
