Product Description & Scope
Anderson North LLC provides flat-packed DIY panelized structural cabin kits, including the SOLID (box-style), SLANT (mono-slope), SYNTRY (porch cabin), SPIRE (modern single-slope cabin), STUDIO (premium modern cabin), and SHELTRIX (A-frame) models. All products are sold strictly as panelized structural shell kits (goods only) and are not sold as finished dwellings, permanent structures, general contracting services, construction services, or complete turnkey homes.
Each kit is delivered unassembled and designed for DIY construction using basic tools. Structural assembly is typically completed by customers within 1–3 weekends, depending on experience, crew size, and site conditions.
Cabins are intended for seasonal, off-grid, emergency, or accessory use. Any use of a kit as a dwelling or occupied structure is determined solely by the buyer and remains subject to local zoning, permitting, and code enforcement requirements.
Anderson North LLC does not provide on-site labor, installation, utilities, foundation work, or construction services.
Delivery & Freight Shipping Policy
Anderson North LLC ships cabin kits from Northern Maine using national freight carriers.
All cabin kits are packaged as palletized construction materials and shipped using Less-Than-Truckload (LTL) freight trucking companies. Shipments consist of palletized building materials such as dimensional lumber, plywood or OSB sheets, metal roofing panels, doors, windows, trim, and boxed hardware.
These shipments are classified as palletized construction materials and are not shipped as prefabricated structures or finished buildings.
Shipping Method
Cabin kits are prepared and palletized in Northern Maine.
Once an order is fully paid, Anderson North LLC schedules freight pickup through a national freight carrier. The freight company transports the palletized materials directly to the customer’s delivery address.
Shipments are typically packaged on four pallets and transported by standard freight trucks.
Freight Billing
Freight shipping costs are billed directly to the customer by the carrier (TForce).
When a shipment is scheduled, the customer receives the freight charge associated with their delivery destination. Shipping costs vary depending on distance, residential delivery requirements, and liftgate service if requested.

Northern Maine → Springfield, Massachusetts
Approximate freight cost: $1,800.00

Maine → New Hampshire: $600 – $900
Maine → Vermont: $700 – $1,100
Maine → Massachusetts: $1,000 – $1,800
Maine → Connecticut: $1,200 – $2,000
Maine → Rhode Island: $1,200 – $2,100
Maine → Upstate New York: $1,000 – $1,700
Maine → Pennsylvania: $1,400 – $2,300
Maine → Ohio: $1,600 – $2,600
Maine → North Carolina: $1,800 – $2,800
Maine → Florida: $2,200 – $3,500
Maine → Texas: $2,400 – $3,800
Maine → Midwest states: $1,600 – $2,800
Maine → West Coast states: $3,000 – $4,500
These estimates are provided for general reference only. Actual freight costs depend on carrier pricing, fuel conditions, delivery distance, rural access, and additional services requested.
Customers are responsible for all freight charges associated with their shipment.
Unloading Requirements
Cabin kits are delivered on pallets by freight truck.
Customers must have equipment or labor available to unload the pallets at the delivery location. Acceptable unloading methods include:
• Forklift
• Skid steer
• Tractor with forks
• Manual unloading by several individuals
Customers may request liftgate delivery when scheduling shipment if unloading equipment is not available. Liftgate service may increase freight costs.
Site Accessibility
Customers must ensure the delivery location is accessible to standard freight trucks. The delivery location must provide:
• Adequate truck access
• Sufficient turning space
• Stable ground conditions for unloading
Anderson North LLC is not responsible for site accessibility limitations, road restrictions, or terrain conditions at the delivery location.
Shipping Scope
Anderson North LLC ships cabin kits nationwide within the United States using freight carriers.
Delivery timelines vary depending on distance, carrier schedules, and seasonal conditions.
Orders are shipped only after full payment for the cabin kit has been received.
Pickup Location
All shipments originate from:

Exact pickup or carrier origin details are provided during shipment scheduling when applicable.
Carrier pickup is scheduled online once palletized materials are prepared for shipment.
Customer Responsibilities
Customers are solely responsible for:
• All permits, zoning, setbacks, and code compliance
• Preparing a suitable foundation (gravel, deck blocks, pavers, etc.)
• Ensuring safe site access for delivery
• Proper assembly and ongoing maintenance
• Any utilities or systems added after delivery (solar, plumbing, heating, etc.)
Anderson North LLC does not provide stamped engineering drawings, architectural plans, or code compliance certification. Buyers are solely responsible for ensuring local code requirements are met before and during assembly.
Liability Disclaimer
Anderson North LLC is not liable for:
• Improper assembly or misuse
• Site preparation or access issues
• Property damage caused by terrain or obstructions
• Injuries during assembly or use
• Permit denials or code enforcement actions
• Customer-installed utilities or modifications
All products are delivered as DIY kits with assembly instructions.
Warranty & Pre-Delivery Inspection
All Anderson North cabin kits undergo a pre-delivery material inspection prior to shipment or pickup. This inspection verifies that the structural components included in the order are present and match the approved kit specifications.
Upon delivery or pickup, customers are required to inspect their kit promptly.
Warranty Window
Anderson North LLC provides a 7 business day material and workmanship warranty beginning on the date of delivery or pickup.
During this 7-business-day period, customers must:
• Review all delivered components
• Notify Anderson North LLC in writing of any missing or defective structural materials
• Provide photos or documentation when requested
Verified issues related to missing or defective kit components will be addressed through repair or replacement at Anderson North LLC’s discretion.
Warranty Exclusions
This warranty does not cover:
• Improper storage after delivery
• Damage caused by weather exposure after delivery
• Assembly errors or modifications by the customer or third parties
• Normal wood characteristics (knots, grain variation, checking)
• Interior finishes, utilities, insulation, or site-related issues
Claims submitted after the 7-business-day warranty window will not be accepted.
Payment & Deposit Terms
Option 1: Pay in Full
Pay the full purchase price at checkout. Once payment has been received and cleared, your cabin kit will enter production and be scheduled for delivery upon completion.
Option 2: 25% Production Reservation Payment (Preparation Layaway Program)
Reserve your cabin kit by making a non-refundable Production Reservation Payment equal to 25% of the cabin kit price. The remaining balance may be paid at your own pace within your model's payment window. No interest is charged, and production will begin only after the full balance has been paid and cleared.
Payment windows are:
Standard Models (SOLID & SLANT): 6 months
Premium Models (STUDIO, SYNTRY & SPIRE): 12 months
SHELTRIX: 18 months
If the balance is not paid within the applicable payment window, the reservation expires and all payments made are non-refundable.
Option 3: Third-Party Bank Financing (Coming Soon)
Anderson North LLC is exploring partnerships with third-party lenders for customers who prefer traditional financing. If approved by the lender, the cabin kit would be paid for in full according to the lender's terms. Additional information will be announced when this option becomes available.
Delivery Invoicing
Freight shipping charges are billed directly by the freight carrier to the customer when shipment is scheduled.
Anderson North LLC does not control freight pricing set by third-party carriers.
Dispute Resolution
Any disputes regarding payment, delivery, or service will be addressed through good-faith communication between the customer and Anderson North LLC. Anderson North LLC strives for clear, fair, and timely resolution.
Policy Updates
These Terms of Service and Delivery Policy may be updated as operations evolve. Customers are responsible for reviewing the most current version prior to placing an order.
