Terms of service.

Anderson North LLC provides flat-packed, DIY cabin kits— including the SHELTRIX (A-frame) and SLANT (mono-slope) models—available in sizes 8×8, 8×10, 8×12, 8×16, 8×20, and 8×24. Each kit is delivered unassembled and designed for simple DIY construction using basic tools. Cabins are intended for seasonal, off-grid, emergency, or backyard use, and are not classified as permanent dwellings.

Delivery Service Area

Anderson North LLC currently delivers throughout:

  • Maine

  • New Hampshire

  • Vermont

  • Massachusetts

  • Connecticut

  • Rhode Island

  • Select areas of Upstate New York

Flat, All-Inclusive Delivery Fees

All delivery fees are flat-rate and all-inclusive, covering:

  • Fuel

  • Tolls

  • Labor

  • Truck and trailer rental

  • Travel time

Customers are never billed separately for travel-related costs.

Current Delivery Rates:

  • Maine (Local ≤100 miles): $400

  • Maine (Statewide 100–300 miles): $650

  • New Hampshire: $750

  • Vermont: $950

  • Massachusetts: $1,100

  • Connecticut: $1,200

  • Rhode Island: $1,350

  • Upstate NY (select areas): $1,500

Delivery fees may be adjusted by up to 10% in the event of significant fuel cost changes. Customers will be notified prior to any adjustment.

Delivery Schedule

Deliveries occur seasonally between:

April 15 – November 15
(with limited early-spring deliveries available in late March, weather permitting)

Deliveries are typically scheduled Tuesday–Thursday for logistical efficiency. Customers receive email confirmation at least one week in advance of their delivery date.

All delivery scheduling is managed through Google Calendar. Customers must provide an accurate delivery address and maintain communication for updates.

Site Accessibility Requirements

To ensure a safe and successful delivery, customers must prepare their site before the scheduled date. The delivery site must have:

  • Minimum 14 ft height clearance

  • Minimum 8 ft width clearance

  • Adequate room for a 6.3 ft × 14 ft utility trailer

  • Level, stable, well-drained ground

  • No steep slopes, deep mud, snowbanks, or obstacles preventing access

If the site is inaccessible or unsafe, delivery may be delayed or rescheduled at the customer’s expense. Anderson North LLC is not responsible for terrain issues, blocked driveways, soft ground, or site-related delays.

Customer Responsibilities

Customers are solely responsible for:

  • All permits, zoning, setbacks, and code compliance

  • Preparing a level foundation (gravel, pavers, or deck blocks)

  • Ensuring safe site access for delivery

  • Proper assembly and maintenance of the cabin

  • Any utilities added by the customer (solar, plumbing, propane, etc.)

Anderson North LLC does not provide installation, setup, or on-site construction services.

Liability Disclaimer

Anderson North LLC is not liable for:

  • Improper assembly

  • Site preparation issues

  • Property damage caused by terrain or obstructions

  • Injuries resulting from assembly or misuse

  • Permit denials or code enforcement actions

  • Customer-installed utilities or modifications

All cabins are delivered as kits with instructions for DIY assembly.

Payment & Deposit Terms

Cabins may be purchased using Full Payment or the Partial Payment Plan, available for all sizes:

Full Payment

Customers may pay the full cabin price at checkout. This option grants immediate production placement and the fastest delivery scheduling.

Partial Payment Plan (Deposit Option)

Customers may reserve their cabin with a non-refundable deposit, applied toward the total price:

  • 8×8: $6,500 deposit

  • 8×10: $7,438 deposit

  • 8×12: $8,375 deposit

  • 8×16: $10,000 deposit

  • 8×20: $11,625 deposit

  • 8×24: $13,250 deposit

The remaining balance is due within 45 days of deposit and must be paid in full before delivery can be scheduled.

Once production has begun (typically 1–2 weeks after deposit), all deposits become final and non-refundable to cover materials and labor allocation.

All sales are final due to the custom-built nature of each order.

Delivery Invoicing

Delivery fees are invoiced separately through QuickBooks and must be paid in full before scheduling. Delivery fees are non-refundable once delivery is scheduled, attempted, or completed.

Dispute Resolution

Any disputes regarding delivery, payment, or service will be addressed directly through good-faith communication between the customer and Anderson North LLC. We work hard to ensure customer satisfaction and clear resolutions.
