Product Description & Scope

Anderson North LLC provides flat-packed, DIY panelized structural cabin kits, including the SHELTRIX (A-Frame), SLANT (mono-slope), and SOLID (box-style) models. All products are sold strictly as panelized structural kits (goods) and are not sold as finished dwellings, permanent structures, or construction services.

Each kit is delivered unassembled and designed for DIY construction using basic tools. Structural assembly is typically completed by customers within 1–3 weekends, depending on experience, crew size, and site conditions.

Cabins are intended for seasonal, off-grid, emergency, or accessory use. Any use of a kit as a dwelling or occupied structure is determined solely by the buyer and remains subject to local zoning, permitting, and code enforcement requirements.

Anderson North LLC does not provide on-site labor, installation, utilities, foundation work, or construction services.

Delivery Service Area

Anderson North LLC currently delivers throughout:

  • Maine

  • New Hampshire

  • Vermont

  • Massachusetts

  • Connecticut

  • Rhode Island

  • Select areas of Upstate New York

Flat, All-Inclusive Delivery Fees

All delivery fees are flat-rate and all-inclusive, covering:

  • Fuel

  • Tolls

  • Labor

  • Truck and trailer rental

  • Travel time

Customers are never billed separately for travel-related costs.

Current Delivery Rates:

  • Maine (Local ≤100 miles): $400

  • Maine (Statewide 100–300 miles): $650

  • New Hampshire: $750

  • Vermont: $950

  • Massachusetts: $1,100

  • Connecticut: $1,200

  • Rhode Island: $1,350

  • Upstate NY (select areas): $1,500

Delivery fees may be adjusted by up to 10% in the event of significant fuel cost changes. Customers will be notified prior to any adjustment.

Delivery Schedule

Deliveries occur seasonally between April 15 – November 15, with limited early-spring deliveries available in late March, weather permitting.

Deliveries are typically scheduled Tuesday–Thursday for logistical efficiency. Customers receive delivery confirmation at least one week in advance.

All delivery scheduling is managed through Google Calendar. Customers must provide an accurate delivery address and remain reachable for coordination.

Site Accessibility Requirements

Customers must prepare their delivery site prior to the scheduled date. The site must provide:

  • Minimum 14 ft height clearance

  • Minimum 8 ft width clearance

  • Adequate space for a 6.3 ft × 14 ft utility trailer

  • Level, stable, well-drained ground

  • No steep slopes, deep mud, snowbanks, or obstructions

If a site is inaccessible or unsafe, delivery may be delayed or rescheduled at the customer’s expense. Anderson North LLC is not responsible for terrain conditions, blocked access, soft ground, or site-related delays.

Customer Responsibilities

Customers are solely responsible for:

  • All permits, zoning, setbacks, and code compliance

  • Preparing a suitable foundation (gravel, deck blocks, pavers, etc.)

  • Ensuring safe site access for delivery

  • Proper assembly and ongoing maintenance

  • Any utilities or systems added after delivery (solar, plumbing, heating, etc.)

Liability Disclaimer

Anderson North LLC is not liable for:

  • Improper assembly or misuse

  • Site preparation or access issues

  • Property damage caused by terrain or obstructions

  • Injuries during assembly or use

  • Permit denials or code enforcement actions

  • Customer-installed utilities or modifications

All products are delivered as DIY kits with assembly instructions.

Warranty & Pre-Delivery Inspection

All Anderson North cabin kits undergo a pre-delivery material inspection prior to shipment or pickup. This inspection verifies that the structural components included in the order are present and match the approved kit specifications.

Upon delivery or pickup, customers are required to inspect their kit promptly.

Warranty Window:
Anderson North LLC provides a 7 business day material and workmanship warranty beginning on the date of delivery or pickup.

During this 7-business-day period, customers must:

  • Review all delivered components

  • Notify Anderson North LLC in writing of any missing or defective structural materials

  • Provide photos or documentation when requested

Verified issues related to missing or defective kit components will be addressed through repair or replacement at Anderson North LLC’s discretion.

Warranty Exclusions:
This warranty does not cover:

  • Improper storage after delivery

  • Damage caused by weather exposure after delivery

  • Assembly errors or modifications by the customer or third parties

  • Normal wood characteristics (knots, grain variation, checking)

  • Interior finishes, utilities, insulation, or site-related issues

Claims submitted after the 7-business-day warranty window will not be accepted.

Payment & Deposit Terms

Two payment options are available for all Anderson North cabin kits:

Option 1: Pay in Full (Production Begins Immediately)
Customers may pay the full cabin price at checkout. Full payment authorizes material procurement and fabrication and places the order into the active production schedule. This option provides the fastest turnaround and delivery scheduling.

Option 2: 50% Production Deposit
Customers may choose a 50% non-refundable production deposit to initiate their order.

  • The deposit authorizes material procurement and production planning

  • Materials may be ordered and fabrication may begin after the deposit is received

  • The remaining balance must be paid within 45 days of the deposit date and prior to delivery

  • Delivery will not be scheduled until full payment is received

If the remaining balance is not paid within the 45-day window, the order may be canceled, and the deposit will be retained to cover materials, labor allocation, and administrative costs.

All deposits are non-refundable due to the custom, made-to-order nature of each kit. All sales are final.

Delivery Invoicing

Delivery fees are invoiced separately through QuickBooks and must be paid in full prior to scheduling. Delivery fees are non-refundable once delivery is scheduled, attempted, or completed.

Dispute Resolution

Any disputes regarding payment, delivery, or service will be addressed through good-faith communication between the customer and Anderson North LLC. We strive for clear, fair, and timely resolution.

Policy Updates

These Terms of Service and Delivery Policy may be updated as operations evolve. Customers are responsible for reviewing the most current version prior to placing an order.
